Cheaper Isn’t Always Better
Imagine moving into your new home to find six inches of water in the basement. That’s not likely the welcome you anticipated. This expensive mishap could have been avoided if your inspector had been trained to recognize the weak polybutylene pipe in your house, poor roof system drainage, or improper grading at the home’s exterior. These are just a few possible conditions showing the importance of hiring trained inspectors.
Due to the proliferation of substandard inspection training schools, there are now more underprepared inspectors than skilled ones. To make matters worse, the law does not require California home inspectors to be licensed. Some inspectors may even claim they are “licensed,” but they’re only referring to their local license to operate a business — not professionally inspect a home.
You may pay a lower rate if you hire an inexperienced or poorly trained inspector. However, you may also pay thousands of dollars later to fix a crucial problem the inspector didn’t notice. Several clients have called us to re-inspect homes because inexperienced inspectors missed severe problems. Don’t take that risk with the most significant investment of your life.
Training and Experience Matter
We hold our inspectors to an incredibly high standard. We require them to be certified and experienced and members of the National Association of Certified Home Inspectors® (NACHI). Moreover, we have them train for months before evaluating a home. Even our most skilled inspectors are continually attending seminars and expert training sessions. We also do cross-training so they can perform specialty inspections such as mold testing, radon testing, pool/spa evaluations, meth testing, and more. On average, we save our clients more than $7,500 per inspection.
Beware of Biased Inspectors
Some inspection companies offer kickbacks to realtors to gain a more significant market share. While this arrangement is unethical, it has recently become a big problem. Since NACHI-certified inspectors are prohibited from offering or receiving kickbacks, several inspection firms have had to leave NACHI.
